Roof leaks cause millions of dollars of damage each year compromising the structural integrity of homes and potentially devaluing an important asset. Often times roof leaks go unnoticed until substantial damage has occurred. Minor leaks can turn into mold, rotted framing and damaged infrastructures. It is important to act quickly if you see any signs of roof damage or leaks.
Signs of roof damage include torn or loose shingles, staining, molding or black marks. Look for evidence in your attic, ceilings or marks on a wall. This can stem from old caulking or missing framing around windows, cracked vents, open mounting holes from old satellite dishes’, antenna mounting brackets or flashing. Flashing is water intrusion near skylights, chimneys or valleys where roof angles join together.
Obviously, weather is a significant culprit of damage to your roof. If you live in an area prone to hailstorms, wind or snow, regular inspections are important. There isn’t much you can do about wind or hail, but If snow is your most likely weather concern, and your roof is not properly sloped, the snow can cause more damage than normal to the structure of your property. If any of these events are likely in your areas, you should consider regular roof inspections.
The best way to prevent roof damage is to maintain it. Debris can accumulate and cause clogged gutters and downspouts. Water sitting on debris or fallen leaves can also increase water penetration because it simply sits on the roof, thus promoting moss and wood destroying organisms. This debris buildup can also create a barrier to the natural flow of rain, thereby pushing water sideways forcing it to flow under the shingles, flashings, and over the top of nails and fasteners, eventually causing leaks. Cleaning your gutters in spring and autumn can help prevent said water intrusion or damage. If you do not have an eave or overhang on your roofline to protect gutters from collecting debris, you are at more risk for this buildup and threat of water entry. You should also have your chimney inspected during the recommended annual fireplace cleaning.
It is a good idea to have your roof inspected a few times a year, especially in winter and spring but also after a wind, hail or snow storm. Call us for a free analysis and estimate on your roof repair or replacement.
